    Kitchen extractors fans, are they required by law?

    one of those questions which if i actually knew what i was asking could probably goolge up in seconds.... but.

    Are extractor fans over hobs required by law?

    Is the ruling about this?

    Can i make an estage agent blush and really hammer rent down £10-20 a week just on that alone?

    yes but which would concerne them more, lack of extractor fan, or presense of P2P activity!

    i just really want to know for rent negociating stuff

    Building Regulation Part F was issued to lay down requirements for the ventilation of domestic dwellings. The need for legislation had been proven by the increase in health problems and structural damage to buildings, caused by condensation resulting from the build up of moist air in poorly ventilated dwellings. The Regulations lay down requirements for both rapid and background ventilation to suit the requirements of each room of the dwelling.


    Kitchens:
    Extract/Rapid Ventilation
    Mechanical ventilation rated as capable of extracting at a rate of not less than 60 l/sec (or incorporated within a cooker hood and capable of extracting at a rate of 30 l/sec) or PSV. Rapid ventilation by opening window.

    Background Ventilation
    Controllable and secure ventilation opening having a total area not less than 4000mm² or by mechanical ventilation being in addition capable of operating continuously at nominally one air change per hour.

    Thanks all... that's just answered one of my questions about my new flat!

    (there are no windows on one side of the flat so i was wondering about the requirement of extractor fans in the kitchen and bathroom)
