    Memory Test Fail - Motherboard?

    Half-life 2 Crashes Win 10 and damages boot files (other games too).
    H2 freezes.
    Win 10 freezes.
    Win 10 will not reboot.
    I have to run Macrium reflect ISO to repair boot records to boot.
    It almost always happens in game save or load.
    I have tried Win 7 Compatibility.
    I have run SFC and dism.
    Completely uninstalled H2 and Steam and reloaded.

    Boot TuffTest-pro ISO :
    Mother board OK. (See why I am posting in MOBO below)
    Fails all zeros extended memory test:
    Error code = TS1-BIT
    Address = CFEE3E81
    BUT When I take out one mem strip (2 X 4GB installed) - Same error
    switch mem - same error
    use different sockets - same error
    any combination of strips and sockets - same error

    Don't think it's win 10 because TuffTest is running ISO.
    Don't think it's memory or sockets because of the way I switched mem and sockets and got the same error and address.
    Some other Mother Board problem?
    Any ideas?

    Motherboard = GIGABYTE GA-970A-D3
    CPU = FX-4100
    OS = Windows 10 64 bit Home

    You can sometimes see false memory errors when the BIOS is memory-mapping an I/O device, but it doesn't properly tell the operating system which part of RAM it shouldn't try to use as normal RAM.

    Try different BIOS versions? Try memtest86+? Try clearing CMOS?
