Here is the update.
I completely rebuild the system. I removed the after market cooler and fitted the stock intel i7 one. Strapped two 80mm fans side by side on the exterior of the case on the cpu side to extract the air out as it becomes hot. I also removed the internal metal rail that runs on the graphics card side. This enabled me to fit a small and powerful 40mm mini fan to suck the extra heat out from the graphics card.
I think its about as good as im going to get on air. If you think other wise please let me know.

I have speedstep enabled. I have a blck of 153 with turbo enabled. This gives me a max of 3.21ghz.
Memory @ 1600mhz 9-9-9-24 1T. My 4870 idles @ 47degs.
My system now idles @ 50-48-48-47 cpu core temps. This is with HT enabled and the 153 clock. Im happoier but anything i could do extra would be a help.
I run prime 95 stress test for about 30mins. It was reaching 85 across all cores though. Still too high for my liking.
I do really like this case and its doing a job for me , but i feel im restricting the i7 on this mobo using this case for a long time. I might buy a CM690V2 along the line and whack this upto 4.2ghz.
