    House Renting Help

Me and my girlfriend are looking to rent somewhere in London (Hammersmith area) and want a bit of help as to what terms mean.

It starts with studio apartments, then 1 bedroom places. We want somewhere that has a bedroom + another room, for example like a living room. When it says 1 bedroom does it mean you just get a bedroom, kitchen and bathroom (plus some say reception area...is this just like a hallway?).

The thing is we don't want to just have 1 room which is the bedroom/living room, we want somewhere with 2 rooms so at least if we want space from each other for any reason, we have it, rather than being stuck in the same room 24 hours a day every day.

Is the only way to do this, to rent a 2 bedroom place and make the 2nd bedroom into a tv room or something?

Cheers for any help, if you need more info just ask.

you just want a one bedroom apartment

    1 bedroom = 1 bedroom + living room

studio = 1 room do all
    It is Inevitable.....

    Re: House Renting Help

Studio is one room that is everything - maybe a seperate kitchen if you're lucky.

1 Bedroom has a seperate bedroom that is nothing else but a bedroom - these usually have at least a living room and a kitchen as seperate rooms as well.

You are looking for a 1 bedroom place, certainly.

    edit: too slow..

    Re: House Renting Help

I think I should make it clear. One bedroom means a separate bedroom and living room; studio means a single room acting as bedroom and living room. The kitchen may or may not be a separate room again.

    Re: House Renting Help

Dunno specifically about london, but down south ways, some studios have communal bathrooms.

Hell no!... would be my shout.

    But then,

It'd probably state that and you would more than likely be told about it.

I think even in somewhere like hammersmith you'll find a place for just you and your girlfriend VERY expensive, more so as your students. I would suggest getting a house share.

    Re: House Renting Help

I have a question with regards renting and contracts.

If you sign up to a 12 month contract do you have to stay/pay for the full 12 months?
If you do what is the point of the 1 or 2 months notice you and the landlord has to give..

    Re: House Renting Help

Often 12 month leases will have a break clause after 6 months. The notice period relates to this and then to after the intial 12 months, when the lease often becomes a rolling monthly lease, rather than signing another 12 month lease (with the accompanying paperwork charges... - luckily I'm out of that racket now!)

Well, in answer to ikonia, I'm not a student, I'll hopefully have a full time job but she will be. We've looked around and for £250 a week you can get what we're after which is fine.

We're in no way looking to buy because she's only at uni for 3 years then she wants to get out of London, she hates the idea of living in a big city. As for where abouts to live...well I'm not sure, but I was told (on another thread I posted here ages ago) that students from Imperial College (where she will hopefully go) generally live in Hammersmith as it's walking distance. I'll be working in Soho area so within push bike distance. Living any further away would probably mean bus/tube fares which I've heard are expensive down that way, therefore living nearer may be cheaper than paying transport costs.

The only thing is, we don't know about the safeness of areas. I mean a cheaper area is surely more dangerous? She's already really worried because she's German and here (I'm in Germany atm..) it's safe for a teenage girl to walk around alone at night, but in London she's heard all the stories of people being robbed/stabbed/shot etc.

    Anyway thanks for the help.

    Re: House Renting Help

Hammersmith isn't to bad. The notion is that its not good idea for an un-escorted girl to wounder round is true everywhere!

I would liken hammersmith to the area of Frankfurt around the hauptbahnhof in saftey if thats any help?

Sheppards bush, less good. Kensington better.

Generally speaking thou that area of london really isn't bad, just stay clear of hackney, tower hamlets, southwark, lambeth etc. (which hammersmith is very clear of).

There should be plenty of places within walking distance of the uni, but i'd consider a house share, they will be less cabin feaver, more money etc.
