Given the cost of buying a property, just in solicitors fees + surveyers fees. Then the cost of selling it (estate agents screwing you).

If its only a year you own it for, you will be throwing it down a different drain alltogether.

Why is paying for somewhere to live a waste of money? I for one certainly couldn't buy my current flat for the amount of rent I pay a month, besides which I tend to move house every 18mths - 2 years anyway. Also buying a house kinda scares me in the current market.

I'm 29yrs old and apart from a brief space of about 9mths where I briefly owned a house (in a previous life) I've always rented. Absolutely nothing wrong with it - we all need a roof over our head one way or another.

Buy a house, pay Stamp Duty, pay interest on all of it, not make ay inroads into the equity.....and sell it and pay more fees. Awesome advice. I own a house, and owned one before, and before that, but I still rented when I needed somewhere for under a year.

If you are gonna live somewhere, first time or otherwise, for about a year, RENT.

No brainer.

And it's NOT characterless, it's very very nice I'd be dead proud too. And proud people look after things.

Congrats, it's gonna be a lovely christmas for you. Ignore poor old KoolPC...the drafts and bad pipeork in his old house are making him a bit cranky

Moving out is something I'm quite looking forward to, I must admit - I'm really tidy, nobody else that lives at home comes close to me in that regard...so my room sticks out in this house a bit, my "own" place will be fun though, I'm sure of that.

I suppose it is ok to rent on a short term basis, especially if you are a student but anything more than a few years is a complete waste of money. Better off trying to get your foot on the ladder and buying a flat or a small house. I know that is impossible when you are a student but i would definitely go down that route as soon as you can.

I suppose i have been lucky as the prices were low when i started out on the property ladder but it was still tough with low wages etc. I am glad i went for it and bought a house as today i have my own, paid for house. It has been hard but well worth it.

I still think that new house is featureless and boring looking (My opinion). I bet it has wooden walls and no sound insulation at all. Anyway, it is probably just right for a student who just wants somewhere to doss.

I used to own a 'new build' and they are crappy builds!

Anyway, if that is all you can afford and you are happy then good luck to you.

It IS impossble to buy in some areas on anything less than a very good salary..

Now I dont know where you live, but where I live and around where I do.. a one bed flat will cost 200k simple..

Now your answer is flawed.. to get a mortgage on that you need to be earning a sizeable amount of money.. and have a deposit.. it isnt possible for people, and afterall your average student starts on about 20k also.. in London maybe 24-25.. and still its never going to happen... I am 20 and its not possible even given the fact I earn more than that.. I will have to wait and save a large deposit then hit and hope...

If you come out of uni and start on 50k then fine you can buy a small place.. but i think that you have neglected to realize how hard it is in certain areas now..

Which is why estate agencies are plowing money into the lettings divisions in and around the capital.. In lots of offices I have seen sales are now at the back as opposed to lettings being upstairs out of the way..

I know a lot of people can't afford a mortgage and i agree that house prices are stupid. On reflection, i would find it very hard indeed to buy a house now if i was starting out on the property ladder.

I guess i am wrong in suggesting that renting is a mugs game in a world where house prices / wages are not on a par.

But, if i were starting off on the property market i would try my hardest to get on that first rung as in the long run it would be the right way to go.

Dave87, well done that man. Very nice pad indeed, and regardless of who owns it/pays the bills/cleans the windows/etc. you're a lucky chap.

Regarding new builds, I love the way people lump 'em all together. As if every single house built since 1850 is made by the same couple of blokes, in the same way, with the same supplies. I'm not denying many are worthless piles of bricks, but some aren't. There's still a few house builders out there with traditional building methods, and much more importantly, standards.

But what would I know, I'm just another new build semi-detatched (yes, with bricks in the middle) owner
