Thread: Just got a bill from my university accommodation, Need advice please

    Just got a bill from my university accommodation, Need advice please

    Well they have told me i have to pay £48 because they repainted three walls in my bedroom.

    HOWEVER the walls were fine when I left!! Why should i pay for something that was fine?

    The letter also says that i have 7 days to pay or they will charge me further administration charges (£25 a time) and that my case would be sent to a debt collector!

    Why should i pay for something that was perfectly fine when I left? They seem to just throw charges out so that they can make some extra cash!

    What are my options? Or do i not have any and should just pay? I am going on holiday and don't just have £50 to throw away at nonsense!

    Unless you thought ahead and have proof (photographed the state of the room when you moved in - Which I would highly recommend with any rented accomodation), you're looking at a losing battle I'm afraid. It'll be your word against theirs, and you won't win.

    Sounds rough, but cough up the 48quid, and remember to photo in the future and complain about every little thing wrong with the room in the first 2 weeks. That way you will have proof and a record of everything that you've mentioned, and they can't screw you over (most be will too scared to try if you start yelling at them about marks on the wall from day 1).

    I did this with my last rented place in Ealing, and when the guy tried to come back at me, I 'reminded' him what it was like when I moved in after he had supposedly sent 'professional cleaners'.

    Call it a lesson, a harsh one but on the bright side they're only scamming you for £48.

    What? Just bend over and take it without any complaint?

    Are you serious?

    Just because it's "only" £48? Screw that!

    The least you should do is phone them up and demand to speak to someone, ask exactly what was wrong, why it was repainted and why they didn't contact you at first (that's assuming they didn't).

    Obviously you need to speak to someone knowledgeable about dealing with cases like this, but rolling over on your back and throwing the cash at them without any discussion with them first, is insane.

    Depends on your contract. But if they have painted your walls for no provable reason and expect you to pay then you can at least take it up with the student union I'd have thought.

    I bet you £48 quid that if you went back to your old house now, the walls wouldn't even have been repainted.

    And I agree with Mike Fishcake. At least throw some grief their way. Make them work hard for the £48 quid. At the very least, it'll put them off trying to screw someone else over like this in the future. It's a joke they didn't let you know in advance. Make sure you get a letter from them signing off that there will NO FURTHER CHARGES made to you, otherwise they might well decide to replace the carpet as well.

    agreed, agreed and agreed!

    I got billed for various things after i spent 2 years in the same room. Lost £50 over a variety of things (most were fair) dents to walls, repainting 'needing' to be done etc however when I went back the year later (i knew the girl who had the room after me) none of it had been replaced/changed despite me being charged for it! Student accommodation is daylight robbery whichever way you look at it, they take the piss repeatedly.

    1)Tell them you want to see evidence of the damage
    2)Ask them why you were not contacted *before* they sent you the bill. I'm not sure on the legalities of it, but when I was in Uni accommodation they would give us fair notice of anything that needed to be changed.
    3)Do *not* waste your time with anyone other than the head of the uni accommodation. Their email should be on the website / easy to obtain. Ring them and explain to them why you're not happy.

    I presume you had to give some deposit when you stopped there - did they give you this back? If so, it'll be interesting to know why they did if they checked for damage after. I think it's reasonable to assume that once a deposit is given back to you that no damage has been found.

    From my POV as an ex letting agents dealing with letting out to nnnnghcoughnnnnghstudents:

    The halls/university should have taken an inventory before you moved in. They should have also taken one just after you moved out. If they want to receive ANY monies from you with regards to damages, the first inventory would have had to show the walls were in a good condition - the latter, along with pictures of said damage, would have to show of course that there is a need to repaint. The photographs should show 1. the damage and 2. the setting (proof that it is your wall and not a wall in someone elses room for example)

    Without said evidence, you are well within your rights to politefully suggest they seek recompense from elsewhere.

    The most likely is sweat-marks where your bed was (that may have gone otherwise unnoticed) - otherwise if you smoke, that says it all. But even then, most of that should be put down to fair wear and tear and again you can put your case to them along those lines. Just be polite about it all, no reason to get wound up at them for trying.

    I would echo the comments here and seek advice from the Student Union. I can't remember where abouts it was when I was at uni, but there was somewhere you could go to get letting contracts checked out before you signed them and so on; I'm sure the same people would be able to advise you in this situation. I would guess there's a high chance other people have been/are going through the same as you.

    They probably water down the paint, which is why it needs repainting all the time
