    Rent

    im thinking og renting my spare room out and am wondering what to charge. its in a new 3 bed semi on a new estate. its a decent room enough for a double bed partly furnished with wardrobe and tv and sky. its in heysham in the north west

    any idea appreciated

    No idea on price but a couple of things to watch....

    1) Council Tax - You'll lose single person occupancy discount.

    2) Tax - there's a cap on the amount of money you can "earn" from renting before you have to start paying tax on it.

    Not done it personally, but my mate has (I lived him for a year!). He still rents out the 2 spare rooms in house, but only to people he works with - at least that way you've a bit of a comeback if they do a bunk without paying rent!

    would only rent to people i know as well. im not getting the discount now anyway, basically my partner and i split after 4 years last week and she has moved out. so i could do with the extra income.
    im probably wouldnt declare it too be honest.
    i was thinking about £70 a week inc biils apart from food would that be too much do you think.

    Have a look in the local rag for what other people are charging for comparable rooms...means that you won't be diddling yourself or the person you rent to.

    You don't get taxed if you charge below 75 per week. You will need to tell your insurance company so that you are covered in case the renter has an accident in your home and tries to sue you.

    £70 a week inc bills is very reasonable if you ask me

    may have too charge more then,

    i think anything above £80 would be a bit expensive, unless there an attractive female

    round here in the north east you would expect to pay about 50 - 65 a week for rent then bills ect on top of

    I wouldn't charge more, just saying that £70 is a nice reasonable price

    i don't know the area mate but between £55 & £70 would be about right including bills.

    £70 is not to high as that has all the bills... unless you say £50 + a share of the bills. he/she may prefer that..

    My mate rents a room nr manchester for £290 a month... inc bills.

    so for a double room, yours is going cheap!

    £290 that is a lot for Manchester, i pay £265 for for a large double room with bathroom built in...

    i pay at student halls for a double room with en suite, shared living room and kitchen £280 a month.... TV has some sky channels as well

    cheers will probably do it for around £75 inc bill as its easy than fighting over the bills whe they come. phone would be extra obviously. well have to put the feelers out for someone at work. hopefully there will some females who are interested.
