    Carpets, landlords, and me.

    Just a quick question - I recently moved in with my girlfriend, who has been in this property since 2006.

    It was unfurnished when she moved in so everything here is hers, and the place is in alright shape, generally.

    However, the cream carpets and cream walls are, (perfectly understandably, IMO) getting a little grubby in places.

    We were considering asking the letting agency if we could paint the walls (the same colour) and if they could replace the carpets for us.

    I'm of the opinion that 6+ years in a place (all the time having been a model tenant - no noise complaints/structural damage/late rent etc) means that you are fairly entitled to have certain things replaced - carpets among them.

    I'm interested to hear your opinions. I'm fairly sure that legally there is nothing that says they have to replace them but in your collective experience, Hexus, do you think I have a chance?

    I think you have to have landlord's permission to make any changes. But most will probably say yes, as long as you do it sensibly. Carpets, not sure about. I would probably change them between tenants, in order to attract new ones...

    I think carpets will be a bit much of an expense. Would a carpet shampoo bring them back to life? You can rent those 'rug doctor' machines from supermarkets for not that much cost.

    Walls, tricky. In one sense if you just repainted them in the same colour and they didn't know then everybody wins. Just be careful to mask up borders and cover the carpets. I gave mine a quick once over on move in, freshened up the place nicely. Landlords can be a bit fussy about getting things 'professionally' done, when it's just a coat of paint it does seem overkill but you could image someone trashing the carpets, windows and skirting boards by being heavy handed with a brush...

    Always ask the landlord before doing anything.

    I can't see many landlords complaining about a bit of redecoration as long as you stick to neutral colours. They may offer to pay for paints or they may expect you to do it at your own cost. tbh, and IMNSHO of course, a few pots of paint are worth the cost if it's a nice house and the landlords are alright.

    I'm less hopeful about the carpets. They may offer to clean them at their expense, but I wouldn't count on it. I'm pretty sure they won't even consider replacing the carpets - carpets in a rented house should last decades.

    Ultimately, ask yourself this: if you moved out today would they need to do that work in order to rent the house out to someone else? If the answer's probably not, then they probably won't do it

    In answer to your question - possibly! It's a 1 bedroom flat, and the carpets in the bedroom are totally fine. It's just the hallway and the livingroom that are a bit grubby and worn. I'll give them a ring soon and see what they say.

    My carpets are 24 years old and going very strong, they are high quality wool so no signs of wear. I would not change them for any tennants.

    However I do shampoo them properly every 2/3 years, the previous owner paid a lot of money for this to be done 'professionally' each time.

    If the carpets haven't been shampoo'd in 6 years then that will help. Do you have a decent vacuum cleaner too?

    Regarding the walls... The last agency we had said that the landlord would repaint every 3-4 years, so might be worth asking.

    depending on who you are leasing the tenancy from will have an impact on what can be done; asking the landlords permissions to redecorate is usually accepted as long as you use colours they want and that tends to be the neutral creams this varies between landlords and may actually be the responsibility of the landlord or tenant depending on the agreement so always worth checking the tenancy agreement, as long as the carpet is in good repair it is generally the tenants responsibility to keep it clean so a good industrial clean may be in order but again check your tenancy agreement before proceeding.
    Another point to take into consideration is whether the tenancy agreement needs changing to accommodate your staying there as some private lets are quite specific on the amount of tenants covered by the agreement and your staying may invalidate the agreement.

    I have a property that I rent out and the contract I use doesn't specifically mention carpets. I wouldn't have a problem replacing the carpet if it was wearing out due to normal wear and tear, but I'm quite accommodating about such things so it depends on your landlord.

    If one of my tennants wanted to repairs then as long as they do a good job it means I wouldn't have to so win win.

    Best check your lease agreement and see what that says.

    Shampooing carpets can work wonders ( and make realise how dirty they get!)

    Do your best to clean them, a really good vacuum can do wonders. Check out miele s5 capricorn if you want to know more.
