    New tenancy advice

    Hi all,

    Just moved into a shared rented house today after signing a 12 month tenancy contract, however some issues so looking for advice.
    Road is busy but seems to be much louder at night, I am trying to sleep, with window closed I can just about hear radio I have on, window open no chance it sounds as loud as if I was standing at the road side.

    Any leg to stand on? Any chance of a try now, and cancel if any issues, read contract and there is no mention of cancelling just usual stuff and then length of contract.

    So any help?

    noise wont be a problem after a couple of weeks, when i moved from the parents into the girlfriends i couldn't sleep without the road noise!

    You can write a letter asking for early termination to the landlord, if rejected then you can then write another letter to ask him if you find a replacement will he accept you leaving early.
    When you rent a shared property you really should get a ast on the room not the whole flat, that's if you share, also there is 6 months clause in some ast, that allows you to leave early.

    You could also say you lost your job and not sure if you can afford to pay, and may seek rental help from your council, this could cause him problems and would want you to leave. <---- as he may not be paying tax or does not what the hassle of evicting a unemployed person as the chances of getting any costs are almost zero, or you could say health reasons as a reason why you left your job.
    The idea behind this, would be to make them think what you want them to think, so it seems it's there choice when its really your choice.

    My advice? Be reasonable - the fairer and more honest you are with him the more likely you are to get a result.

    Road noise will go after being there a week or two - so try and hold out for that. Also are the windows double glazed, or single glazed? is it a good seal on the close if they are single glazed

    you will get used to the road noise after a few weeks. We used to have the bedroom at the front of our flat but recently we swapped with our son so he could the bigger room for his toys. When we moved into our new room i found i couldn't sleep as it was too quiet, I'd become so accustomed to the road noise at the front of the house that i missed it when it was gone. after a week though i was fine again
