    to the OP

    you are making a classic mistake of falling in love with the property. I know it might see difficult now but you shouldn't have done what you did. There are plenty of properties out there and I am sure if you missed this one then another with better this and better that will turn up.

    I would say that you stick with the 53k offer. If i were you i would have told them that if you refused my offer now then dont come back to me until you are able to accept 50. in the mean time look for others, other EAs. With this current economic climate I am pretty sure its a buyer's market. so long as you have the money or can get a loan you are a catch. dont listen to all their nonsense.

    on average it takes us around half a year to complete a sale in germany and france but over there the buyer's protection is a lot better. i will be looking into buying our first property in the uk soon but i am still waiting for prices to drop a bit.

    One way to check up on an estate agent, get a friend to view the place, and then put an offer in instead of you raising your own offer, then see if the agent calls them with the new fake bids, or calls you back.

    i thought he asked his mum to do that

    i came to the conclusion i was being taken for a mug, so i asked my dear old mum to call the estate agent as another potential buyer. the agent said they have only received one offer..
    i'm pretty sure these EA's cannot be trusted. they are giving you so much trouble and being so dishonest, just imagine how much more trouble you'd get if you signed on the dotted line.
